Booking Terms & Conditions

Any reference to either 'us' or 'we' in these Booking Conditions refers to The Cottage Owners. 'You' or 'Your' are references to the all the people in the holiday group.

When you have made a booking and sent you deposit you have accepted our terms and conditions.

Booking

You must be at least 21 years old when you book your accomodation. You are unable to bring more guests then what the cottage can accomodate (infants in cots are not included) without prior consent from the owners.

 

By making the booking the party leader confirms that the rest of the party agree that the booking is subject to the Booking Conditions. The party leader whose name is on the booking form is responsible for the payments of the holiday.

 

Payment

A deposit is stated on the booking form which is sent when you have booked the cottage.This is required when you  recieve the booking confirmation form to secure the booking. This deposit is non- refundable under any circumstance. The balance is due as stated on your booking confirmation form, if not received before this a reminder will be sent, if still no payment we will assume the cottage is no longer required and the booking will be cancelled.

 

If you book a cottage less then 6 weeks before arrival date, we require the full payment of the cottage on return of receiving the booking form.

 

Cancellation of the booking

If you have to cancel your booking, you must contact the owners as soon as possible. As stated the deposit is non-refundable. The balance will be refunded if the cottage is re-let, if we are unable to re-let the cottage you will be liable for 50% of the balance.  We recommend that you take out holiday insurance against cancellation due to ill-health, bereavement etc.

If we have to cancel your booking for any reason, a full refund will be given.

 

If we have to alter your booking whether its before or during your booking due to circumstances beyond the reasonable control of the owner, an alternative cottage will be offered if available, if not a full refund will be given.

 

Changing the date of a booking

If you had to change your booking from one date to another, once a booking has already been made, this is acceptable will us as long as you notify us as soon as possible. Please note that a price change  of an increase or decrease may apply due to varying price changes throughout the year.

 

 

Accidents,injury and personal property

The owners have no liability to you for the death or personal injury to you or any member of your party. You must take the necessary precautions to safeguard your personal property.We have no liability for loss or damage of your property.

Damage to the property 

You are responsible while on holiday for any damage or breakages. If this does occur please notify the owners so we can rectify the problem and replace anything before the next guests arrive.Charges will apply depending on the situation.

 

Right to Evict

As the owners we have the right to ask guests to leave (without compensation). This includes people not obeying the no pet and non-smoking policy, anti-social behaviour and unreasonable damage to the property.

 

During your stay

You can arrive at the property after 3pm on day of arrival, unless different times have been arranged with the owner beforehand. Guests are required to leave before 10am on day of departure unless different times have been arranged beforehand. When staying at the property you are required to keep noise levels down, especially at night and to respect the property and the contents.

When you leave please leave the cottage in a clean and tidy state.Any breakages/damage must have been reported.

Also please make sure that you shut all windows and make the property secure.

Please abide by the no pets and no smoking rule. No fireworks are allowed in the cottage grounds due to horse stables and farm animals and buildings being nearby.
